Settlement is scheduled. Bay National Title gathers the necessary documentation from groups like homeowners associations, lenders, etc.
Closing Day
Your title specialist is there to celebrate your new home purchase and thanks to our paperless environment, it’s less of a pain in the hand than it used to be. Congratulations!
Making it Official
Money is transferred to the appropriate parties and paperwork is filed with the necessary government agencies.
Title Insurance Coverage Begins

For those sales involving a lender, the lender must approve and issue the loan. This includes reviewing any irregularities on the title and creating a document stipulating what must be met before the sale can occur. The title company ensures all of these issues have been addressed prior to sale.

Surveying companies often get involved in boundary disputes and property questions but a buyer can request a survey themselves through their title company.

Home insurance protects the home and its contents from damage, loss of use, and personal accidents. Bay National Title Company will send the first term’s insurance payment to the HOI as part of the settlement process.

For properties in a shared community, Bay National Title will reach out to the HOA to find out which fees are due at closing, many of these can be pro-rated. We also check to make sure there are no outstanding fees owed by the seller.

Through a public record search with the county, Bay National Title gathers the property history. Upon closing, we file paperwork with the county to make the transfer of deed from seller to buyer complete and it becomes official county record.

What Happens at Closing?

It’s finally here. The day you become the official owner of your new property. With Bay National Title Company we’ve worked tirelessly behind the scenes so that your closing day is the best it can be.

While the seller is not required to be there, he/she does have to be available to sign paperwork. Money is distributed and ownership is transferred.

Here are some other things to expect on closing day:

The buyer and buyer’s agent arrive at closing. The seller and seller’s agent may also be there. Your title specialist is there as well. Paperwork is explained and signed by all parties necessary. Paperwork is double-checked and reviewed. Pages are notarized. Time to celebrate!
